Cayman Corporate Center
Georgetown, Grand Cayman
Cayman Corporate Center was built in the 1980’s and over time experienced water leakage and deterioration of the façade. The exterior walls are an Exterior Insulation and Finish System (EIFS) on metal stud framing. The glazing is an aluminum and glass curtain wall system.
The Challenge: The owner wanted to halt the leaks and repair the façade with minimal disruption to building occupants.
Services: Glazing Consultants International, LLC, working with our Cayman Islands partner Apec Consulting Engineers, conducted site inspections to identify the cause of the water intrusion problems, documented damage that needed repair and developed repair methods that would not disrupt building operations. The repairs included reworking internal and external sealants on the aluminum and glass curtain wall and repairing the EIFS and installation of a new weatherproof membrane. GCI conducted site inspections and field water tests throughout the repair process.
Results: The project was successfully completed in 2009 without removing any glass, and the building remained fully operational throughout the entire repair process. The building was restored to new condition, and the water leakage problems have ended.
